In most cases if a leak is found on or around a window or door it is usually a fault in the manufacturing or the original fitting, which can be easily rectified.
However, there are other possible causes, which you may wish to be aware of.
Cavity Leaks
If the external roughcast, cills or lintels are cracked this will allow excessive amounts of water to travel through the external course of brickwork and make its way across the cavity by running over the heads of the neareset windows and doors which are predominantly fitted between the inside and outside course of brickwork. The result will be apparent damp patches on the inner wall.
Roof Leaks
If the external wall above the windows or doors is not properly sealed at the point where it meets the roof or if the roof is leaking directly above the wall cavity, the result would be the same as a cavity leak, damp patches appearing on the inner wall.
Wind and Driving Rain
Remember windows and doors are generally fitted in the cavity between the outer and inner courses of the brickwork and as such can form a bridge which would enable water to cross the cavity and become apparent on the inner wall.
High winds with driving rain combined with cavity or roof leaks can cause a considerable amount of water to appear where it should not. In such circumstances we would be happy to advise.
