As a landlord you will be aware that there are legally binding health and safety requirements with regards to double glazed windows, doors and conservatories.
For example; fire escapes, ventilation, cleaning and if the property is in a block of flats, the main entrance doors to each individual flat must be fire rated.
Standard PVC and Aluminium doors and not fire rated, some timber and composite doors are.
If you were notified by the surveyor at the time of purchase or the tenant notifies you that a particular window which is a fire escape window is not operating properly, failure to address these concerns in an appropriate time scale is not an option but a legal requirement. The consequences both morally and financially could be horrendous should you be found negligible.
